Heimstaden integrates OpenAI to revolutionize residential property management
European real estate operator Heimstaden has adopted OpenAI to overhaul its property management processes, aiming for increasingly autonomous buildings. Following a decision in June 2025, the company implemented AI across key functions, such as pricing and advertising for vacant properties. In the Netherlands, this integration has driven image production costs down by over 99%, from roughly €50 to under €0.10, projecting annual savings of €130,000 in that market alone.
The AI strategy rests on three pillars: empowering staff, establishing a central transformation office, and preparing data models. Beyond letting, the technology has been used for complex environmental risk assessments. An analyst, Julia Erlandsen, utilized Codex to process scattered data, reducing the estimated delivery time for assessing 20,112 assets from one year of five people to two months of two people, while also avoiding external consultants.
Adoption has been rapid; after ChatGPT Enterprise launched in September 2025, half of Heimstaden's employees were using it within two to three months. Looking ahead, the firm is rolling out a Procurement Intelligence Platform integrating OpenAI via APIs and is co-developing Amplio Estate to enable AI actions within core business systems, all while maintaining human oversight.
